TERMS OF BUSINESS

Amortgageshop is a trading name of Statsis Investments Limited, which is authorised and
regulated by the Financial Conduct Authority (FCA No. 305712).
We are a mortgage broker and not a lender. We provide advice and arrange mortgages and
non-investment insurance products.
1. OUR SERVICES
We offer a full advice and recommendation service. This means we will assess your needs
and circumstances and recommend mortgage and, where appropriate, insurance products that
are suitable for you.
We offer mortgages from the whole of the market.
We are also authorised to advise on and arrange lifetime mortgages and home reversion
plans.

2. SCOPE OF OUR SERVICE
We will gather information about your personal and financial circumstances to enable us to
provide suitable advice.
Any recommendation we make will be based on:
• your needs and objectives
• your financial situation
• your attitude to risk
• any preferences or restrictions you specify
You are responsible for ensuring that the information you provide is accurate and complete.
3. INSTRUCTIONS
We may accept instructions both in writing and verbally. However, we may ask you to
confirm instructions in writing for clarity and record-keeping.
We may also require proof of identity and address in accordance with anti-money laundering
regulations.
4. FEES AND REMUNERATION
We will confirm how we are paid before we provide services to you.
We may charge a fee for mortgage advice. The amount will depend on your individual
circumstances and will be disclosed to you before any commitment is made.
We may also receive commission from lenders and insurance providers. The amount of
commission will vary depending on the product provider.
Full details of any fees and charges will be outlined in your personalised recommendation
and/or European Standardised Information Sheet (ESIS).
5. CONFLICTS OF INTEREST
We aim to act in your best interests at all times. However, situations may arise where a
conflict of interest occurs.
If we become aware of any conflict, we will inform you and obtain your consent before
proceeding.
6. CLIENT MONEY
We do not handle client money.
All payments for mortgages, insurance, or related products should be made directly to the
lender or product provider.
7. DOCUMENTATION
We will provide you with relevant documentation in relation to any product or service we
arrange.
This will include important information about the product, including risks, costs, and terms
and conditions.
You should read all documentation carefully and contact us if anything is unclear.
8. INSURANCE DISCLOSURE
If we arrange insurance on your behalf, you must disclose all material information to the
insurer.
Failure to provide accurate and complete information may result in your policy being invalid
or claims being rejected.
9. RECORD KEEPING
We will retain records of our dealings with you for a minimum of six years, in line with
regulatory requirements.
You may request copies of your records at any time.
10. DATA PROTECTION
We will process your personal data in accordance with applicable data protection laws,
including the UK GDPR.
Your information will be used to:
• provide advice and services
• administer your mortgage or insurance
• meet legal and regulatory obligations
We may share your information with lenders, insurers, regulators, and other relevant third
parties where necessary.

11. MARKETING
We may contact you about products or services that may be of interest to you, where we have
your consent.
You can withdraw your consent at any time.
12. COMPLAINTS
If you are unhappy with our service, you can make a complaint by contacting us.
If we are unable to resolve your complaint, you may refer it to the Financial Ombudsman
Service (FOS):

13. FINANCIAL SERVICES COMPENSATION SCHEME (FSCS)
We are covered by the Financial Services Compensation Scheme.
You may be entitled to compensation if we cannot meet our obligations. This depends on the
type of business and circumstances of the claim.

We may also request documentation to confirm your identity and source of funds.
15. TERMINATION
You or we may terminate our relationship at any time.
Any transactions already in progress will continue unless otherwise agreed.
16. LAW AND JURISDICTION
These Terms of Business are governed by the laws of England and Wales.
17. IMPORTANT INFORMATION
Your property may be repossessed if you do not keep up repayments on your mortgage.
The Financial Conduct Authority does not regulate some forms of buy-to-let mortgage and
commercial finance.
